YOU DON'T HAVE TO BE RETIRED TO BUY  

Any person can buy a house in Lion's Rest (even foreign investors or local professionals). The law only stipulates that at least one occupant of the home is over the age of 50.

This means that you could buy a house for yourselves and your in-laws or parents, or as a family home if someone in your household is older than 50. And you wouldn't have to wait long. Phase two of Lion's Rest has an estimated completion time of quarter four 2024. 

Interested in purchasing as an investment? That's okay too. The projected monthly rental is between R35 000 to R55 000.

PROS OF PLOT AND PLAN PROPERTIES  

The homes at Lion's Rest are plot and plan. This means that two agreements are signed: One for the plot and one for the home. 

There are many advantages of plot and plan agreements, like no transfer duties (on a property like this, you would usually pay between R350 000 to R450 000 in transfer duties), lower maintenance costs, and you can claim depreciation on taxes.

THREE & FOUR-BEDS ON OFFER   

Phase two of Lion's Rest offers three and four-bedroom customisable homes (ranging from R5.495 to R6.495 million). These will be single-storey lock-up-and-go homes with vineyard and mountain views. Besides the trout dam, there'll be walking trails and a picnic area. 

The estate is also pet-friendly with high-speed fibre connection, 24-hour guarded security and optional loadshedding solutions.

Lion's Rest is only a four-minute drive from the Franschhoek Wine Tram and the Franschhoek Village Market. La Petite Colombe, La Motte wine farm and several art galleries are all less than 10 minutes away.

HERE'S WHAT TO DO ON LAUNCH DAY

  • Register via the Lion's Rest website

  • View and browse the available houses

  • Shortlist your favourite home/s

  • Get pre-qualified with BetterBond
     

On launch day (1pm, Thursday, 7 March):

  • Log in to the price list on the Lion's Rest website

  • When sales go live at 1pm, a reserve button will appear

  • Secure your preferred home by pressing the reserve button 

  • Pay the reservation deposit 

  • Sign the Agreement of Sale within 48 hours
